Why You Need a Professional for Maintenance of Your HVAC Unit

Your air conditioning and heating unit will need regular maintenance if you want it to operate efficiently, which is why you should hire a professional HVAC technician to look at it on a regular basis. A technician who has been trained in the maintenance and inspection of an HVAC unit will be able to find problems early and take care of them before they get worse.

A professional technician will be able to do the following:

  • Make sure that your refrigerant levels are correct.
  • Check for any refrigerant leaks.
  • Ensure the safe disposal of refrigerant (instead of illegally releasing it into the atmosphere).
  • Check the ducts for leaks, and seal them when necessary.
  • Evaluate the airflow in the evaporator coil.
  • Check the electrical control sequence so the heating and cooling system can’t operate at the same time.
  • Look at the electrical terminals, clean and tighten connections, and add a non-conductive coating when needed.
  • Apply oil to the motors and check all the belts for tightness or wear.
  • Make sure that the thermostat is accurate.

What You Can Do to Extend the Life of Your AC Unit

While it’s important to hire a professional for regular maintenance of your HVAC unit, there are some things that you can do to keep your unit running smoothly. You should change your air filter at least every 90 days, but you should check it once a month. If it looks dirty, you need to change it. But if you have pets in your home, you’ll most likely need to do it at least once a month.

You should make sure that the clearance space between the outdoor air conditioner and heat pumps is at least two feet. Clear out any debris (like leaves, pollen, and twigs) from their tops and sides, and don’t let your lawn mower throw grass clippings into the unit. Monthly inspections of the insulation on the refrigerant lines going into the house is advisable, and replace it if it’s missing or damaged.

Pour a cup of bleach that has been mixed with water down the condenser drain to keep algae and mold from building up, because it can keep it from getting clogged. You should shut the water going into the humidifier on your heater during the warmer months, and be sure to replace the wick filter on a regular basis. The outdoor units need to be level, which you should check at least once a year.
